ACCESS STATEMENT

Introduction

‘Eweleaze’ is a VisitBritain four-star rated three bedroomed self catering holiday home.

The property is a thatched, detached cottage on two floors situated at
2, The Green, Stratton. The name ‘Eweleaze’ is carved into a stone tablet on the front of the property.

Arrival / Entrance

There is ample parking space for two medium sized cars on the brick-block drive to the side of the cottage. The drive slopes downhill from the road surface and pavement towards the garage and the rear of the property. The garage is not available for use by guests.

Adjacent to the garage and the side of the cottage is a wooden gate, 84cm (33”) wide and painted black. Beyond the gate, in the rear garden and situated 150cm (59”) above ground level on the external wall of the garage is a numeric code ‘key safe’ which enables guests to take possession of the front door key to the property.

The blue painted wooden front door is approximately 92cm (36”) from the pavement. There is a brick-block path between the pavement and the door. Set into the front door is a small pane of glass 25cm (10”) high and 18cm (7”) wide. The centre of the pane is 150cm (59”) above ground level. The width of the door space is 79cm (31”) and the door handle is 97cm (38”) above floor level. The door is secured by means of a mortice lock which is 79cm (31”) above ground level. There are no steps. There is an outside lamp.

Entrance Hall

The Entrance Hall is approximately 213cm (84”) by 238cm (94”) at its widest point. Three doors lead from the Entrance Hall into the Cloakroom, Dining Room and Lounge, and stairs lead to the first floor. Switches controlling the outside lamp, the Entrance Hall ceiling lamp and the upstairs Landing ceiling lamp are 107cm (42”) above floor level on the wall. The thermostat controlling the gas-fired central heating system fitting throughout the house is situated at the bottom of the stairs, 107cm (42”) above ground floor level. The wall mounted radiator is fitted with an individual thermostatic control valve. The downstairs smoke alarm is fitted to the ceiling at the bottom of the stairs. The walls are painted in a mustard coloured emulsion and the carpet is brown.
 
Cloakroom

The Cloakroom door is 76cm (30”) wide and the handle is 97cm (38”) above floor level. A slide bolt is fitted to the inside of the door. The room is equipped with a beige coloured lavatory and hand basin. The lavatory seat is 43cm (17”) above floor level. Maximum access from the door to the lavatory is 51cm (20”). The washbasin rim is 79cm (31”) high. There is a wall mounted mirror over the washbasin. The bottom of the mirror is 137cm (54”) above ground level. A pull cord to operate the ceiling light and extractor fan is 137cm (54”) above floor level. The walls of the cloakroom are finished in beige emulsion paint. The floor is covered in brown wood effect vinyl.

Dining Room

The door between the Entrance Hall and the Dining Room is 76cm (30”) wide and the handle is 96cm (38”) above floor level. The dark wood circular dining table is 76cm (30”) high with four armless chairs and two armed chairs. The seat of each chair is 43cm (17”) high. The ceiling lamp is operated by switches on the wall 109cm (43”) above floor level. A wall mounted central heating radiator is fitted with an independent thermostatic control. The walls are finished in dark beige emulsion paint. The carpet is a deep red colour.

Kitchen

The Kitchen extends beyond the Dining area. There are no doors between the Dining Room and the Kitchen. The width of the space between the wall and the fitted kitchen units on entering the Kitchen is 104cm (41”).
The work surfaces are white and 94cm (37”) high with storage cupboards with metal handles, and appliances beneath. The cupboard doors are of a light brown wood effect appearance. The Kitchen is equipped with an electric oven, grill, and gas hob, a microwave oven, a refrigerator with ice-box, and a dishwasher. The hob is at work surface height. The oven door drops down when open and extends 48cm (19”) into the room, leaving 168cm (66”) between the top of the oven door and the wall opposite. The microwave stands on a work surface. All other appliances fit beneath the work surfaces. The Kitchen is fully equipped with good quality utensils, crockery and cutlery. There is an electric kettle, and toaster. There is a white plastic sink. A fire extinguisher is fixed to the wall 122cm (48”) above floor height and fire blanket is fixed to the wall at a height of 81cm (32”) above work surface height. There are ample electrical sockets. The ceiling lamp is operated by a wall switch 109cm (43”) above floor level. The Kitchen walls are the same colour as the Dining Room. The floor is covered in brown wood effect vinyl. There is a door into the Utility Room.

Utility Room

The door between the Kitchen and the Utility Room is 79cm (31”) wide and the handle is 99cm (39”) above floor level. The room houses the boiler that provides hot water and operates the central heating system, a stainless steel sink, and a front loading washing machine / drier. The sink is surrounded by a work surface 94cm (37”) above floor level. The washing machine / drier fits beneath the work surface. An ironing board and iron are included. There are ample electrical sockets. The boiler controls are wall mounted 20cm (8”) above the height of the work surface. The ceiling lamp and extractor fan are operated by wall mounted switches 112cm (44”) above floor level. A wall mounted central heating radiator is fitted with an independent thermostatic control. The walls are painted in beige and the floor is covered in a light coloured tile effect vinyl. A rear door to the house 71cm (28”) wide leads outside onto an area of decking. There is a 20cm (8”) step down from the Utility Room floor onto the decking.

Lounge

The door between the Entrance Hall and the Lounge is 76cm (30”) wide and the handle is 97cm (38”) above floor level. A naked flame coal-effect gas fire is fitted in the hearth. The operating controls are 8cm (3”) above the floor of the hearth. There are two wall mounted central heating radiators each fitted with an independent thermostatic control. A three-seater settee, a two-seater settee, and a single-seat armchair, all with seats 46cm (18”) above floor level, are provided. A television fitted with a Freeview box, a video player / recorder and a DVD player are located together on a cabinet. All operating controls are below the top of the television which is at 94cm (37”) above floor level. A dark wood unit with shelves between 8cm (3”) and 117cm (46”) above floor level contain books, games, videos, DVD’s, and a stereo radio/CD player. A nest of small tables (the highest being 56cm (22”) above floor level) can be positioned as required. The ceiling lamps are operated by wall switches 109cm (43”) above floor level. French doors with a width of 109cm (43”) lead outside onto the decking. There is a 20cm (8”) step down from the Lounge floor onto the decking. A built-in cupboard contains
a vacuum cleaner and a stair-gate. The electricity circuit breaker box for the cottage is also in the cupboard.

Stairs and Landing

The stairs, which include a 90 degree turn to the left near the top of the flight, lead from the Entrance Hall to the first floor. The staircase is 79cm (31”) wide. Each of the thirteen steps is 23cm (9”) deep. A hand rail to the right of the stairs is fitted to the wall and runs the full length of the staircase. The Landing ceiling light can be operated by two separate wall switches, each 114cm (45”) above the level of the Landing floor. A wall mounted central heating radiator is fitted with an independent thermostatic control. The upstairs smoke detector is fitted to the ceiling. The Stairs and Landing are carpeted with a brown carpet. The walls are the same colour as the Entrance Hall.

Bedroom One

Bedroom One leads off the Landing. The door is 71cm (28”) wide and the handle is 99cm (39”) above floor level. The bedroom has a 132cm (54”) wide double bed, 61cm (24”) high (floor to the top of the mattress), a wardrobe 143cm (56”) wide and 51cm (20”) deep with full length mirror,
a dressing table 71cm (28”) high, three chairs, the seat of each 46cm (18”) above floor level, a stool 38cm (15”) high and bedside tables 64cm (25”) high either side of the bed. Each table has a lamp on it which is operated by a press switch on the fitting. Non-feather pillows and duvets with poly cotton covers and sheets are used as bedding. The ceiling lamp is controlled with the wall mounted switch 114cm (45”) above floor level.
A wall mounted central heating radiator is fitted with an independent thermostatic control. The bottom of a wall mounted full length mirror is 64cm (25”) above floor level. The largest space in the room free of doors and furniture is 122cm (48”) by 196cm (77”). The walls are finished in dark red coloured emulsion paint. The floor of the bedroom is covered with a beige carpet.

En Suite Shower Room

The door between Bedroom One and the En Suite Shower Room is 64cm (25”) wide and the handle is 102cm (40”) above floor level. A slide bolt is fitted to the inside of the door. The room is equipped with a white coloured lavatory and hand basin, and a shower cubicle. The lavatory seat is 41cm (16”) high. The washbasin rim is 81cm (32”) high with 64cm (25”) space beneath the basin. There is a wall mounted mirror over the washbasin. The bottom of the mirror is 127cm (50”) above ground level. An upward step of 26cm (10”) from floor level leads into the shower cubicle which is approximately 66cm (26”) square. The shower controls are 114cm (45”) above the level of the cubicle floor. A wall mounted central heating radiator is fitted with an independent thermostatic control. The ceiling light and extractor fan are operated by a wall switch in Bedroom One, 114cm (45”) above floor level. The walls of the Bathroom are finished in beige emulsion paint. The floor is covered in charcoal grey ceramic tiles.

Bedroom Two

Bedroom Two leads off the Landing. The door is 71cm (28”) wide and the handle is 99cm (39”) above floor level.  The bedroom has a 132cm (54”) wide double bed, 61cm (24”) high (floor to the top of the mattress).
The narrowest access aisle to the side of the bed is 31cm (12”) wide. Non-feather pillows and duvets with poly cotton covers and sheets are used as bedding. A chest of four drawers is positioned to one side of the bed. The top of the chest is 46cm (18”) above floor level and has a bedside lamp on it. The lamp is operated by a rocker switch fitted to the flex. On the other side of the bed is a small wall mounted table. The table is 79cm (31”) above floor level. Two shelves, each with hanging rails beneath are fitted to the wall adjacent to the foot of the bed. The highest of these shelves is 163cm (64”) above floor level. The bottom of a wall mounted mirror is 127cm (50”) above floor level. The ceiling lamp is operated by means of a wall switch 114cm (45”) above floor level. A wall mounted central heating radiator is fitted with an independent thermostatic control. The walls are finished in a plum coloured emulsion paint. The floor of the bedroom is covered with a beige carpet.

Bedroom Three

Bedroom Three leads off the Landing. The door is 71cm (28”) wide and the handle is 99cm (39”) above floor level. The bedroom has two single beds, each 92cm (36”) wide and 51cm (20”) high (floor to the top of the mattress). Non-feather pillows and duvets with poly cotton covers and sheets are used as bedding. A free standing wardrobe 84cm (33”) wide and 48cm (19”) deep, with a drawer beneath provides hanging and storage facilities. A 64cm (25”) high bedside table carries a bedside lamp which is operated by means of a press switch on the lamp. The bottom of a wall mounted mirror is 132cm (52”) above floor level. The ceiling lamp is operated by means of a wall switch 114cm (45”) above floor level. A wall mounted central heating radiator is fitted with an independent thermostatic control. The walls are finished in yellow emulsion paint.
The floor of the bedroom is covered with a green carpet.

Bathroom

The Bathroom leads off the Landing. The door is 64cm (25”) wide and the handle is 99cm (39”) above floor level. The bathroom suite is white. The lavatory seat is 43cm (17”) above floor level. The shower is over the bath, the rim of which is 56cm (22”) above floor level. The shower controls for the shower are 51cm (20”) above the bottom of the bath. There are no hand rails for use when showering. A non-slip mat for use in the bath is provided. The washbasin rim is 79cm (31”) above the level of the floor with 64cm (25”) space beneath. The bottom of a wall mounted mirror is 130cm (51”) above floor level. A fluorescent strip lamp is positioned above the mirror at a height of 183cm (72”). Included in this lamp unit is a 115/240 volt shaver socket. The operating controls are fixed to the unit
at the same height. A pull cord to operate the ceiling light is 132cm (52”) above floor level. A second pull cord at the same height operates the extractor fan. A wall mounted central heating radiator is fitted. The walls of the Bathroom are part yellow and grey tiled and part finished in cream emulsion paint. The Bathroom floor is covered in charcoal grey ceramic tiles.  


Airing Cupboard

The Airing Cupboard leads off the Landing and houses the hot water cylinder. Constant hot water for the property is provided by means of the gas-fired boiler. The cupboard is used for the storage of items by the Owner and Manager of the cottage.

Outside

There is a low walled frontage to the property. The rear garden, which has clothes drying facilities, is accessed through the black painted gate previously mentioned (see ‘Arrival / Entrance’ above) or through an identical gate on the opposite side of the cottage. Inside this second gate are two steps down an overall drop of 41cm (16”) onto the lawn. There are small intermittent paving slabs leading around the garden to meet the first gate mentioned. There are several mature shrubs in the garden which slopes downhill away from the cottage. Six wooden steps 81cm (32”) wide lead up onto the approximately 4.8metres (16ft) by 2.3metres (7ft 6ins) decking. An octagonal wooden table and four metal chairs are kept on the decking. The table surface is 71cm (28”) above the level of the decking. The seat of each chair is 46cm (18”) above the level of the decking. A canopy is available to slot into the table. A free standing barbecue is kept on the decking.

‘Eweleaze’ is available for occupation throughout the year.

The whole cottage is strictly a ‘No Smoking’ area.

Towels and bed linen are provided for each guest. Beach towels are not provided.

Dogs may accompany guests only by prior arrangement.

A child’s cot and high-chair are available.

The nearest public telephone kiosk is approximately ¼ mile away outside St Mary’s Church in Dorchester Road, Stratton.

The nearest bus stop is approximately ¼ mile from ‘Eweleaze’ at the junction of Dorchester Road with Manor Close, Stratton providing public transport to Dorchester and Yeovil.

The nearest railway stations are in Dorchester with services to London, Bristol, Bournemouth & Weymouth.

Dorchester is the nearest town, approximately three miles to the south-east.
