1. HIRE CONTRACT: The hire contract is between the Hirer and the Property Owners.

2. PROVISIONAL BOOKINGS: May be made by telephone or email and will be held for a maximum of seven days, until the Booking Form and the relevant payment is received.

3. AUTHORITY TO SIGN: The person who signs the booking form certifies that he or she is authorised to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party intending to occupy the property and be over the age of eighteen years.

4. DEPOSIT: A deposit of 25% is required to secure reservations made more than eight weeks prior to arrival. Reservations made within eight weeks of arrival require payment in full at the time of booking.

5. FINAL PAYMENT: The final payment is due eight weeks prior to arrival date. Non receipt by the due date will be treated as a cancellation.

6. METHOD OF PAYMENT: By cheque payable to:  ‘Wessex Holiday Cottages’ or by internet banking. Contact Wessex Holiday Cottages for bank details.

7. CANCELLATION: Can result in loss of deposit or rent. If in the event of a cancellation the cottage can be re-let the deposit or rent will be returned less a £25 administration charge and any other reasonable costs incurred in re-letting. Travel and Holiday Insurance is the sole responsibility of the hirer for all members
of the party and visitors to the property.

8. THE TENANCY: Confers upon the tenant the right to occupy for a holiday within the meaning of section 9 of the Rent Act 1977.

9. DURATION AND TIME OF LETTING: The maximum letting period available is 4 weeks. Reservations commence at 4.00 p.m. on the first day of the letting until 10.00 a.m. on the day of departure. The period booked cannot be exceeded unless approval in writing is given by the owners or their agent. The tenants will be liable for any cost of whatsoever nature incurred because of an unauthorised extension.

10. LINEN: Bed linen and towels are provided for each guest shown on the Booking Forms. Beach towels are not provided.
Tea towels are provided.

11. PETS: Some properties accept well-behaved dogs (number varies at different properties) at an additional charge as detailed on the tariff. Pets must be kept off furniture and out of bedrooms and not be left unattended in properties at any time. Guests are liable for any damage or extra cleaning costs.

12.TENANTS OBLIGATIONS: The tenants agree: a) That there is a strict No Smoking policy in force at the property and that smoking will not be permitted. b) To pay for any losses or damages to the property, however caused (reasonable wear & tear excluded) unless the cost of making good such a loss or damage can be fully recovered under any householders insurance policies maintained by the owners; c) To take good care of the property and leave it in a clean and tidy condition at the end of the tenancy; d) To permit the owners reasonable access to the property; e) Not to part with possession of the property, or share it, except with members of the party shown on the Booking Form; f) Not to exceed the total number of people stipulated in the property description. A cot may be occupied by children up to age two; g) Not to cause annoyance or become a nuisance to occupants of nearby properties.

14. BREACH OF CONTRACT: If there shall be a breach of any of these conditions the owners and their agent reserve the right to re-enter the property and terminate the tenancy without prejudice to the other rights and remedies of the owners.

15. NOTIFICATION OF CHANGES: Wessex Holiday Cottages reserves the right to make any alterations to the property and its contents without notification and to amend any information shown on their website or in their written literature.

13. NON AVAILABILITY OF PROPERTY: If for any reason beyond the owners control the property is not available on the date booked or the property is unsuitable (on that occasion) for holiday letting, all payments made in advance by the hirers will be refunded in full, but the hirers shall have no further claim against the owners or Wessex Holiday Cottages.

16. COMPLAINTS: Properties are inspected weekly. If there is
any complaint, the hirer should immediately contact Wessex Holiday Cottages who will attempt to resolve the situation. Complaints reported after the holiday has finished, when there
has been no obvious opportunity for the property management
to investigate the complaint will not be considered.

17. LIABILITY: Wessex Holiday Cottages cannot accept liability
for events outside of its control. Liability shall not exceed the amount actually paid by the hirer as property rental fees. Neither the property owners nor Wessex Holiday Cottages accept responsibility for any accident, loss or damage which may be sustained by the hirer or any member of their party or visitor
or their property however caused.

18. PRIVACY UNDERTAKING: Wessex Holiday Cottages will not provide any third party, on any basis, with any information that
you pass to us. Such information includes your name, personal details, address, telephone number(s), e-mail address(es) & billing information. All information provided is strictly for the use of Wessex Holiday Cottages purposes only. Wessex Holiday Cottages may send you details of future Wessex Holiday Cottages promotions unless you request to be excluded.

19. MISCELLANEOUS: a) All properties are cleaned before the arrival of guests but cannot be spring-cleaned. b) Some cottages are old and this together with their location often means that insects must be expected. c) A window cleaner or gardener may call during your stay. Their timing cannot be forecast. They will not enter the property.
