1.PROVISIONAL BOOKINGS: May be made by telephone or email and
will be held for a maximum of 7 days, until the Booking Form and the relevant payment is received.
2. DEPOSIT: A deposit of 25% is required to secure reservations made more than 8 weeks prior to arrival. Reservations made within 8 weeks of arrival require payment in full at the time of booking.
3. FINAL PAYMENT: The final payment is due 8 weeks prior to arrival date.
Non receipt by the due date will be treated as a cancellation.
4. METHOD OF PAYMENT: By cheque payable to:- 'Three Browns'
5. CANCELLATION: Can result in loss of deposit or rent. If in the event of a cancellation the cottage can be re-let the deposit or rent will be returned less a £25 administration charge and any other reasonable costs incurred in
re-letting. WE RECOMMEND THAT YOU CONSIDER TAKING OUT HOLIDAY INSURANCE WHICH GIVES FULL CANCELLATION COVER FOR UNFORSEEN CIRCUMSTANCES.
6. THE TENANCY: Confers upon the tenant the right to occupy for a holiday
within the meaning of section 9 of the Rent Act 1977.
7. DURATION AND TIME OF LETTING: The maximum letting period available is 4 weeks. Reservations commence at 3.00 p.m. on the first day of
the letting until 10.00 a.m.on the day of departure. The period booked cannot
be exceeded unless approval in writing is given by the owners or their agent.
The tenants will be liable for any cost of whatsoever nature incurred because
of an unauthorised extension.
8. LINEN: Bed linen (Duvets) and towels are provided for each guest named
on the Booking Form. Beach towels are not provided.
9. PETS: The property is suitable for well behaved dogs (maximum of two)
at a small additional charge as detailed on the tariff. Pets must not be left unattended in the property.
10.TENANTS OBLIGATIONS: The tenants agree:
a) That there is a strict No Smoking policy in force at the property and that smoking will not be permitted.
b) To pay for any losses or damages to the property, however caused (reasonable wear & tear excluded) unless the cost of making good such a loss or damage can be fully recovered under any householders insurance policies maintained by the owners;
c) To take good care of the property and leave it in a clean and tidy condition at the end of the tenancy;
d) To permit the owners reasonable access to the property;
e) Not to part with possession of the property, or share it, except with members of the party shown on the Booking Form;
f) Not to exceed the total number of people stipulated in the property description. A cot may be occupied by children up to age two;
g) Not to cause annoyance or become a nuisance to occupants of nearby properties.
11. NON AVAILABILITY OF PROPERTY: If for any reason beyond the owners control the property is not available on the date booked (e.g. owing to fire or water damage) or the property is unsuitable for holiday letting, all payments made in advance by the applicants will be refunded in full, but the applicants shall have no further claim against the owners.
12. BREACH OF CONTRACT: If there shall be a breach of any of these conditions the owners reserve the right to re-enter the property and terminate the tenancy without prejudice to the other rights and remedies of the owners.
13. NOTIFICATION OF CHANGES: Wessex Holiday Cottages reserves
the right to make any alterations to the property and its contents without notification and to amend any information shown on this website or in their written literature.
14. PRIVACY UNDERTAKING: Wessex Holiday Cottages will not provide any third party, on any basis, with any information that you pass to us. Such information includes your name, personal details, address, telephone number(s), e-mail address(es) & billing information. All information provided is strictly for the use of Wessex Holiday Cottages purposes only. Wessex Holiday Cottages may send you details of future Wessex Holiday Cottages promotions unless you request to be excluded.
15. AUTHORITY TO SIGN: The person who signs the booking form certifies that he or she is authorised to agree the booking conditions on behalf of all persons included on the booking form, including those substituted or added at a later date. The signatory must be a member of the party intending to occupy the property and be over the age of eighteen years. |
