Introduction
Wellbridge is a VisitBritain three-star rated, single-storey, two bedroomed self catering holiday home on one floor. All rooms are at ground level. There are no external or internal steps or changes of floor height.
The property is one of thirteen terraced cottages situated around three sides of communal lawns and gardens. Beyond the walled and gated fourth side of the gardens is a car parking area. Each property has one clearly defined, designated car parking space. There is a distance of approximately 53 metres (58 yards) between the front door of the cottage and the designated car parking space, over paving slabs through the gardens and loose gravel in the parking area. There is a slight incline from the cottage to the car parking area.
The car parking area leads onto the A356 Dorchester to Crewkerne road in the village of Frampton.

Entrance
There is one entrance and exit at Wellbridge. Two wooden framed glazed doors hinged left and right meet in the centre and provide sole access. The maximum width of the door space is 109cm (43”). There are no steps. The doors are secured by means of a mortice lock which is 92cm (36”) above ground level. A numeric code ‘key safe’ situated on the wall to the right of the door enables guests to take possession of the key to the property. The ‘key safe’ is positioned 148cm (58”) above ground level. There is an outside lamp.
Living Room / Dining Room
The front door leads directly into the Living Room / Dining Room area which is covered in a light coloured carpet. In the Living area there are two dark leather upholstered chairs and a two-seater settee, together with a wicker coffee table. Each of the seats is 43cm (17”) high. There is
a digital television with Freeview and a DVD player, both of which can be operated by remote control. The Dining area has a circular table 76cm (30”) high with four chairs, each 43cm (17”) high. None of the chairs have arm rests. The room is lit by ceiling, wall and standing lamps. The ceiling lamp is operated by switches on the wall 103cm (51”) above floor level. The wall lights are operated by means of pull cord attached to the light fittings at a height of 170cm (67”) and the standing lamp by means of a push button at floor level. Two wall mounted electric heaters can separately be programmed or operated manually. The walls are finished
in a matt beige emulsion paint.
Kitchen
The Kitchen extends beyond the Living / Dining areas. There are no doors between the Living / Dining area and the Kitchen. The width of the space between the fitted kitchen units on entering the Kitchen is 122cm (48”). The Kitchen has a grey tiled floor. The work surfaces are mottled black/grey in colour and 90cm (35½”) high with storage cupboards with metal pull handles and appliances beneath. The cupboard doors are white in colour. The Kitchen is equipped with an electric oven and hob, a microwave oven, a refrigerator with ice-box, a dishwasher and front loading washing machine. The hob is at work surface height. The oven door drops down when open and extends 43cm (17”) into the room, leaving 183cm (72”) between the top of the oven door and the washing machine opposite. The microwave stands on a work surface. All other appliances fit beneath the work surfaces. The Kitchen is fully equipped with good quality utensils, crockery and cutlery. There is an electric kettle. The sink is stainless steel. A fire extinguisher and fire blanket are fixed to the wall at a height of 152cm (60”). There are ample electrical sockets. The ceiling lamp providing lighting is operated by a wall switch. The Kitchen walls are the same colour as the Living / Dining area.
Bedroom One
Bedroom One leads off the Living / Dining area, through a white painted wooden door with black latch fitting. The door is 69cm (27”) wide. The floor of the bedroom is covered with a light coloured carpet. The bedroom has a 132cm (54”) wide double bed, 51cm (20”) high (floor to the top of the mattress), a built-in wardrobe 122cm (48”) wide and 56cm (22”) deep, free standing wicker drawers and bedside tables 38cm (15”) high either side of the bed. Each table has a lamp on it which is operated by a switch on the fitting. Non-feather pillows and duvets with poly cotton covers and sheets are used as bedding. The largest transfer space to the bed is 219cm (86”). The ceiling lamp is controlled with the wall mounted switch.
A wall mounted electric heater can be programmed or operated manually. The bottom of a wall mounted mirror is 117cm (46”) above floor level.
The walls are finished in a matt beige emulsion paint.
Access To Other Rooms
Access to other rooms is reached by passing beyond a white painted wooden door 69cm (27”) wide with black latch fitting from the Kitchen into a small area bounded by the door to Bedroom Two, the door to the Bathroom and a storage cupboard door. All doors are painted white and have black latch fittings. The floor is the same height as the Kitchen floor and is similarly tiled. There is a ceiling lamp controlled by means of a wall switch.
Bedroom Two
The door to Bedroom Two is 69cm (27”) wide. In this twin bedded room, both beds are 92cm (36”) wide and 51cm (20”) high (floor to the top of the mattress). They are separated by a transfer aisle 36cm (14”) wide. Non-feather pillows and duvets with poly cotton covers and sheets are used as bedding. Each bed has a small bedside shelf on the opposite side from this aisle. Both shelves support bedside lamps controlled by means of a rocker switch on the cable. There is a transfer aisle 30cm (12”) wide from the door to each of the shelves and bedside lamps. Free standing wicker drawers provide storage space. There is a double railed hanging frame providing adequate hanging space. The ceiling lamp is operated by means of a wall switch. A wall mounted electric heater can be programmed or operated manually. The bottom of a wall mounted mirror is 117cm (46”) above floor level. The walls are finished in a matt beige emulsion paint.
Bathroom
The Bathroom door is 74cm (29”) wide. The Bathroom floor is tiled with grey tiles identical to those in the kitchen. There is a removable bath mat. The bathroom suite is white. The lavatory seat is 43cm (17”) high. The shower is over the bath, the rim of which is 61cm (21”) high. There are no hand rails for use when showering. The controls for the shower are 191cm (75”) high. A non-slip mat for use in the bath is provided. The washbasin rim is 81cm (32”) high with 69cm (27”) knee room beneath. There is a wall mounted mirror over the washbasin. The bottom of the mirror is 119cm (47”) above ground level. A fluorescent strip lamp is positioned above the mirror at a height of 165cm (65”). Included in this lamp unit is a 115/240 volt shaver socket. A pull cord to operate the ceiling light is 132cm (52”) above floor level. The largest space in the bathroom free of doors and furniture is 81cm (32”) by 137cm (54”). The walls of the Bathroom are part grey tiled and part finished in a matt beige emulsion paint.
Storage Cupboard
The Storage Cupboard houses the hot water cylinder. Constant hot water for the property is provided by means of an immersion heater. The cupboard is used for the storage of items by the Owner and Manager of the cottage.
Outside
Immediately outside the front door of Wellbridge and to the side of the path is a small grassed area set aside for the metal-framed glass-topped table and four metal chairs provided for sole use of guests to the cottage. A metal barbecue is stored within the cottage.

Wellbridge is available for occupation throughout the year.
The whole cottage is strictly a ‘No Smoking’ area.
Towels are provided for each guest. Beach towels are not provided.
A childs cot and high-chair are available.
There is no telephone at the cottage. The nearest public telephone kiosk is approximately ¼ mile away at the Church Lane / North Park road junction.
The nearest bus stop is approximately 100 metres (110 yards) from Wellbridge providing public transport to Dorchester and Yeovil.
The nearest railway station is in Dorchester.
Dorchester is the nearest town, approximately five miles to the
south-east.
